YOUR GUIDE TO GETTING HOME
The Mortgage Process, Made Simple.
From your first conversation to the moment you get your keys, here's what to expect, what you'll need, and how we'll navigate it together.
YOUR ROADMAP TO HOMEOWNERSHIP
Six Steps. One Clear Plan.
Every homebuyer's journey is a little different, but here's what you can generally expect when we work together.
01 - Let's Talk About Your Goals
We'll start with a 15 minute conversation about your homebuying plans, comfortable monthly payment, down payment budget, and financing options. We'll also discuss any burning questions ahead of your application!
02 - Complete Your Application
You'll complete a secure online application covering your employment, income, assets, debts, and housing history. I'll guide you through anything that's unclear.
03 - Gather Your Documents
We'll review the documents needed to verify your financial picture, such as pay stubs, W-2s, bank statements, or self-employment records. Your checklist will be tailored to your situation.
04 - Review Your Pre-Approval
I'll evaluate your credit, income, assets, and loan options, and explain your potential purchasing power. Once you are pre-approved, we set up a pre-approval consultation to go over all the details! Next, you're house hunting.
05 - Contract & Underwriting
Once you've found THE home and you're under contract, we'll finalize your loan details and submit the file for underwriting. We'll work through any additional documentation requests together.
06 - Clear to Close & Get Your Keys
After final approval and required closing disclosures, we'll coordinate with your closing team to sign the documents and complete funding. Then it's time to celebrate!
PREPARING FOR PRE-APPROVAL
A Little Paperwork. A Lot of Possibility.
Every mortgage application is a little different, but having these documents ready can help us move through your pre-approval more efficiently. Don't worry if something doesn't apply to you—we'll customize the list together.

W-2 Employees

If you receive a regular paycheck from an employer, we'll typically need your most recent 30 days of pay stubs and W-2 forms from the past two years.

Veterans & Military

If you're using VA home loan benefits, we may need your Certificate of Eligibility (COE), DD-214 or Statement of Service, and applicable income documentation. I can help you obtain your COE if needed.

Hourly & Variable Income

If your hours fluctuate or you earn overtime, bonuses, or shift differentials, we'll typically need recent pay stubs, W-2s, and additional income history to determine your qualifying income.

All Borrowers

We'll typically need recent bank statements for accounts being used toward your home purchase, along with a government-issued photo ID. Additional asset documentation may be requested.

Self-Employed Borrowers

If you own a business, freelance, or receive 1099 income, your documentation will depend on your mortgage program. We may request tax returns, profit-and-loss statements, business bank statements, or other income records.

Addt Documentation

Depending on your situation, we may also request retirement or investment statements, gift fund documentation, Social Security or disability income records, or mortgage statements for properties you own.

This is a general guide, not a complete list of required documents. Every borrower's financial situation is unique, and documentation requirements vary by loan program, lender guidelines, and individual circumstances. Additional information may be requested throughout the mortgage approval process.

For your security, please upload all financial documents through your secure mortgage application portal rather than sending sensitive information by email. Pre-approval is not a commitment to lend and is subject to verification, underwriting, and final loan approval.
